As a tenant, do I really need to be insured?
The answer to this is “Yes” – for two reasons:
1) to protect your furnishings and your personal belonging and
2) to benefit from third party liability coverage in case you are held responsible for damages inflicted to the building and/or the building’s other tenants.
Your landlord has insurance for his building, but this insurance will not cover damages sustained to your furnishings, personal belongings and electronics if these were to be stolen or damaged by fire or water. You will be surprised by your assets’ total value, especially if you have to replace them all at once!
Moreover, you are legally obligated to compensate any damage to property or to people, whether or not this damage was caused by accident. For example, let’s say that you accidentally set fire to your apartment while cooking supper one night. If the fire spreads to the rest of the building, you will be held responsible for any damage sustained by the rest of the building’s structure as well as the other tenants’ property. You could also be held responsible for any damage caused by one your house guests.
For a very reasonable monthly rate, tenant insurance can protect you against all of these possibilities. You will sleep soundly knowing that you are well protected whatever happens!
